Carl Dietz is a designated member of the Appraisal Institute (MAI), and has been involved in real estate valuation, consulting, and litigation support for over 20 years.

Carl Dietz has been involved in several complex assignments where market value may have been affected as a result of an externality, such as environmental contamination, including matters where the valuation of multiple properties were alleged to have been affected. He has experience working with experts from other disciplines, such as engineers and Ph.D. economists, to solve the valuation problem. He has also given expert testimony in deposition and trial.

Some assignments include: 

  • Selected, analyzed, and valued residential homes that were the subject of a class action lawsuit in California that involved allegations of property value diminution as a result of roof tile discoloration.

  • A beachfront residential property, future hotel expansion, and residential development in Costa Rica were valued and analyzed as part of a fee take and regulatory taking to expand a national park. Researched, analyzed, and selected sales data for beachfront lots, residential lots, and hotels.

  • Analyzed single-family homes and residential lots that were in close proximity to an EPA Superfund site in Harris County, Texas, where owners were claiming diminution in value as a result of contamination. Reviewed sales history and selected properties to value to determine whether the market recognized any loss in value as a result of the alleged contamination.

  • Several valuation assignments involving total and partial acquisitions of improved properties, development sites, and vacant land tracts for rights-of-way, public trails, utility corridors, and railway corridor expansion.
